Courtney Dunlap joined Live Oak in 2019 and serves as Property Manager. Courtney is responsible for the direct management of over 241,000 square feet of office, retail & industrial properties. Prior to working with Live Oak, Courtney worked for Spire Realty assisting with the management of a 12-building parcel. Courtney’s responsibilities include tenant and owner relations, lease administration, rent collection, property maintenance, service contract management, preparation of annual budgets, monthly financial reporting, & annual expense reconciliations.

Jennifer Hughes joined Live Oak in 2022 and serves as Property Manager. Jennifer is responsible for the direct management of over 881,000 square feet of office, retail, and industrial properties. Prior to working with Live Oak, Jennifer worked in residential property management, managing single family homes and condos for individual owners. Jennifer’s responsibilities include tenant, owner, and vendor relations, lease administration, rent collection, property maintenance, preparation of annual budgets, monthly financial reporting, and annual expense reconciliations.

Dawn Lie joined Live Oak in 2025 and serves as a Property Manager. Dawn is responsible for the direct management of over 407,000 square feet of retail and industrial properties. Prior to joining Live Oak, Dawn worked with DT Land Group, where she managed commercial office and retail buildings. She holds a Bachelor of Science degree in Accounting, which supports her strong financial and operational expertise. Dawn’s responsibilities include tenant, owner, and vendor relations, lease administration, rent collection, property maintenance, preparation of annual budgets, monthly financial reporting, and annual expense reconciliations.

Shelley Lamoglia serves as a Senior Property Manager for Live Oak where she is responsible for a 630,000 square foot office and industrial portfolio in Austin, Texas. Shelley has over 20 years of experience in commercial real estate, including office, retail, and industrial property management, with responsibilities of capital improvement projects, annual budget preparation, monthly financial reporting to owners, rent collection, annual expense reconciliations, and mentoring employees.
Prior to joining Live Oak, Shelley has represented privately owned portfolios, tenants-in common (TICs) ownership groups and institutional owners.

Ellen Smith joined Live Oak in 2015 and serves as Vice President of Property Management. Ellen is responsible for the direct management of 209,000 square feet of medical office, office, & retail properties. Prior to working with Live Oak, Ellen worked for The Weitzman Group assisting with the management of a downtown office portfolio. Ellen’s responsibilities include tenant and owner relations, lease administration, rent collection, property maintenance, service contract management, preparation of annual budgets, monthly financial reporting, & annual expense reconciliations. She represents both institutional and individual owners.

Simoné Stone joined Live Oak in 2018 and serves as Senior Property Manager. Prior to working with Live Oak, Simoné worked for Integrity Asset Management assisting with the management of a lease up Class A residential property in El Paso. Simoné’s responsibilities include tenant and owner relations, lease administration, rent collection, property maintenance, construction management, service contract management, preparation of annual budgets, monthly financial reporting, & annual expense reconciliations. She represents both institutional and individual owners.

Don Vaglica serves as Senior Property Manager for the industrial division of Live Oak. Don is responsible for the management and oversight of over 2,500,000 square feet of industrial flex and manufacturing/bulk space in Austin, Texas. Don is also responsible for daily departmental operations and procedures and coordinating owner relationships, customer issues, and special projects.
Don's thirty-eight years of real estate experience include property management, construction management, and commercial real estate appraisal. His strong property management, analytical, and personal skills assist in identifying and meeting both clients' and tenants' needs, as well as solidifying tenant and owner relationships.

Crystal Zemlin serves as a Vice President of Property Management for Live Oak where she is responsible for 1,287,058 square feet of industrial, retail, and office in Austin, Texas. Crystal has over 15 years of experience in commercial property management and holds a strong blend of leadership, organizational skills, and in-depth knowledge of property operations while exceeding client expectations. Crystal consistently ensures high levels of tenant satisfaction, operational efficiency, and financial performance.
